While novice investors can turn a quick profit by wholesaling their deals, Buy-and-Hold investors can yield a profit by borrowing against (leveraging) their properties. 5. Tax Breaks
The United States government has set up multiple tax breaks favoring real estate investors. It is important to note that purchasing real estate makes economic sense; it should not be purchased solely for the tax benefits.
Ultimately, owning a real estate business is the way to achieve financial freedom regardless of economic conditions.
The choice between investing in commercial real estate or residential real estate is yours and yours alone, but doing some serious research on the topic as a whole is definitely a good idea before you get started.

- Don’t Inspect the Roof: Most people will not look at the roof; I don’t mean go up on the roof and inspect it. But you can look for cracks, slopes or missing shingles and get a good idea of the condition of the roof.
- Skipping the foundation: A good way to check the foundation is to look at the tops of windows and doors, are they slanted, or are there cracks between them and the ceiling? If so the foundation probably needs a little attention.
- Looking for Mold: Mold will generally grow under sinks, around toilets and around the shower. But don’t forget to look for it in any moist area. Some houses have naturally moist rooms, ones that are generally in the shade or hold rain water on the outside.
- Asking Questions: If you ask a few questions about the property, most owners will go into a little story of their own, and tell you everything you need to know about the property.
- Focus on the Owner: You want to focus on the owner, don’t treat them as a property owner, but talk to them as the property is their home and not just a property to them. Focus on them and their needs, and they will be more open to your offer.
